Kfar Saba has long earned the title *“The Pearl of the Sharon”*—one of the most desirable cities in the Sharon region and one of the few cities in Israel that has experienced virtually no negative migration. Over the past decade, the city’s population has grown by approximately 10%, and the trend continues: the Kfar Saba Municipality estimates that by 2035, the city will be home to approximately 150,000 residents.

Following the completion of the development of the *Kfar Saba Green* neighborhood, with most of its projects already populated, only one remaining land reserve is left in the city—*Compound 6, known as North Ben Yehuda. The compound spans approximately **1,370 dunams* and includes the last significant land tract available for development within Kfar Saba.

The city’s master plan designates the compound as a modern residential neighborhood, expected to become the next major real estate opportunity after Kfar Saba Green. With the designation of the compound as a *Preferred Housing Area*, the planning authorities are required to complete the planning process for its development within two years of the designation—meaning by the end of 2026.

One of the unique advantages of *Compound 6* lies in its location: it borders the open fields of the Sharon region’s moshavim to the north and connects directly with *Kfar Saba Green* across Highway 554. As a result, residents of the new neighborhood will enjoy not only modern urban infrastructure, but also access to the city’s excellent services and seamless integration with the established urban fabric.

Another key advantage is the future *M1 Metro Line*, which is planned to pass near the neighborhood and serve both its residents and the employment and commercial district planned in the northern section of the compound. This will position the neighborhood as an advanced urban residential hub, characterized by mixed-use development, smart transportation infrastructure, and immediate access to the Sharon region’s major transportation routes via the Kfar Saba–Ra’anana interchange.

And no discussion of Kfar Saba would be complete without its green character: a new urban park will be developed between the neighborhood and the southern Sharon moshavim. The park will create a connection between city and countryside, serve as a green lung for residents, and ensure expansive views of open green landscapes.
